Mortgage Rates Falling Hitting Four Year Low!

Mortgage interest rates for the week ended January 24 continued to fall and long term rates hit their lowest levels since the spring of 2004 according to the results of Freddie Mac's Primary Mortgage Market Survey for the week ended January 24, 2008.
Mortgage application volume increased 7.5 percent on a seasonally adjusted basis from a week earlier and 10.5 percent on an unadjusted basis.

Tips for Buying a Fixer-Upper!

Buying a "fixer-upper" can be a great way to earn sweat equity, but it also can turn into nightmare, end up costing you later on.
What are the rules to follow to find the right property to fix up or flip? Buy a house at least 30% below market value, so that you have profit left over after spending the money to fix it. Location is still very important- no matter how you fix up the interior, you still can't change the location. Go for the more popular 3-4 bedroom home, more buyers are looking for this size. The way to a successful closing!

As real estate professionals, we handle pricing, marketing, and negotiating. Once the purchase and sale agreements have been signed, there are several steps to take to get the transaction closed:

Step 1 - Removing contingencies: The most common contingencies are financing, inspections and the sale of the buyer's current home. These conditions must be removed or waived before the sale can close.

Step 2 - Appraising the property: The buyer's lender requires a formal appraisal to confirm the value of the home, to be used as collateral to secure the loan.

Step 3 - Preparing closing documents: Most often real estate attorneys prepare documents that confirm the transaction, pro-rate funds, and so on.

Step 4 - Signing closing documents.

Step 5 - Turning over the keys to the buyer, and welcoming the moving van.

Step 6 - Recording the deed and disbursing funds.

In 2006, consumers spent $103 billion on home improvements. Several studies have been done about which home improvements provide the best return:

Richmond area lifts mandatory water restrictions

The Richmond area has lifted mandatory water restrictions that limited when residents could water their lawns and wash their vehicles.
The region ended the restrictions on Monday because the water level in the James River has risen to three times the minimum flow required under a regional management plan for the river.
The restrictions ended immediately in Richmond and the counties of Henrico, Chesterfield, Hanover and Goochland. The restrictions had been in place for three months ago.

Books-A-Million as part of the West Broad Village!

Books-A-Million, Inc. announced today that it will soon be bringing its tradition of selling great books at low prices to Richmond, Virginia. The company is opening a location in the West Broad Village, which is managed and developed by Unicorp National Development.

A&N closing 48 Virginia stores

All 48 A&N stores, including locations in Waynesboro and Staunton, are closing.
The Henrico County-based retailer of athletic footwear and sportswear cites increasing competition, sluggish sales and mounting losses for its decision. A liquidation sale began Friday.The family-owned company had pursued other alternatives, including selling the athletic footwear and sportswear chain.

CMA! what and why?


CMA is real estate shorthand for "Comparative Market Analysis." A CMA is a report prepared by a real estate agent providing data comparing your property to similar properties in the marketplace.

The first thing an agent will need to do to provide you with a CMA is to inspect your property. Generally, this inspection won't be overly detailed (she or he is not going to crawl under the house to examine the foundation), nor does the house need to be totally cleaned up and ready for an open house. It should be in such a condition that the agent will be able to make an accurate assessment of its condition and worth. If you plan to make changes before selling, inform the agent at this time.

The next step is for the agent to obtain data on comparable properties. This data is usually available through MLS (Multiple Listing Service), but a qualified agent will also know of properties that are on the market or have sold without being part of the MLS. This will give the agent an idea how much your property is worth in the current market. Please note that the

CMA is not an appraisal. An appraisal must be performed by a licensed appraiser.
The CMA process takes place before your home is listed for sale. This is a good assessment of what your house could potentially sell for.

CMAs are not only for prospective sellers. Buyers should consider requesting a CMA for properties they are seriously looking at to determine whether the asking price is a true reflection of the current market. Owners who are upgrading or remodeling can benefit from a CMA when it's used to see if the intended changes will "over-improve" their property compared to others in the neighborhood.

Q: How much does it cost me to have a Realtor help me find a home?

A : Realtor Fees: Realtors are paid by commission only . A Realtor's services should be at NO COST to you as a HOME BUYER . When a Home owner chooses a Realtor to SELL their home, they negotiate a commission to be paid to the listing Realtor. A portion of that commission is made available to the licensed Realtor that finds a qualified Buyer for that property. This ensures that all home buyers, regardless of being a first time buyer, or an experienced investor have the benefit of a licensed real estate professional. If a Realtor tells you that there is a charge to you as a Buyer, for their services, you may want to shop around. The only exception to this might be if your home search is extended over an extremely long period of time, or if your Realtor is racking up hundreds of miles driving you to search for homes day after day after day. You wouldn't go to court without an attorney to represent you, so why would you make one of the largest investments in your life without consulting a professional.
